November 3, 2025, 11:10 AM Update Please welcome Ken Tranoris to our TBC team.

Ken began last Friday and will be leading our maintenance team. Ken has an extensive background in construction, maintenance, and operations. His expertise is crucial to maintaining the high standards of our beautiful resort. After raising their two children in Iowa, Ken and Teri, his wife of 33 years, were seeking warmer weather and relocated to Southwest Florida in 2017. In his personal time, Ken is a devoted grandfather of three grandchildren, all born in 2023, who keep him quite busy. He also enjoys fishing, golfing, cooking, and traveling, with a particular fondness for trips to Disney. Ken looks forward to meeting the owners and positively contributing to TBC.

October 28, 2025, 10:10 AM Update About three weeks ago we learned of the impending sale of The Dunes Country Club. Now that the sale has been completed, TBC owners should know that the Board is in contract negotiations covering the continuation of our relationship giving TBC owners membership privileges during the week(s) they own. We are hopeful that things will continue as they have in the past.

September 25, 2025, 10:55 AM Update It is with deep sadness that we share the passing of Dale Kopko, our Chief Engineer. Though Dale was with Tortuga for a short time, he quickly became a valued member of our team and brought genuine enthusiasm to his work. His presence was felt and appreciated by all who had the pleasure of working with him. Dale is survived by his wife and two daughters. We extend our heartfelt condolences to his family and loved ones during this difficult time and kindly ask for privacy during this difficult time.

September 19, 2025, 1:25 PM Update For those of you that will be visiting the island between now and year end, you should be aware that there will be roadwork on Periwinkle Way that will impact traffic on the island. The area impacted is from east of Donax Road to west of Casa Ybel Road (near Jerry’s). Daytime work will be replacing drainage infrastructure. Nighttime work will be road resurfacing.This will no doubt impact not only traffic on Periwinkle Way, but also East, Middle and West Gulf Drives.Pack your patience, be prepared and plan accordingly.

August 31, 2025, 2:35 PM Update Jules Menzies will be joining the TBC team on September 3rd as our new Assistant Manager. She comes to us with a wide range of experience in various hospitality and customer service organizations around the country. We look forward to welcoming her to our team, and wish her much success as she meets owners and gains experience in our TBC culture.

August 31, 2025, 1:30 PM Update Important Information About Sanibel Recreation Center Access In the past, owners wishing to use the Sanibel Recreation Center were able to do so by presenting a letter from the TBC office stating that they were, in fact, owners. The City of Sanibel has implemented tighter controls and these letters are no longer accepted. The City now wants owners to present a copy of their deed, along with photo ID showing the same name as on the deed. If you have your deed, bring it with you. If you don’t, you can attempt to retrieve it from the online Lee County public records. Here’s how to do that: • Click on this link to go to Search Official Records – Lee County Clerk of Court, FL • Click on “Search Official Records” • On the next page click on “Name” then “accept” the disclaimer • In the “Name” cell, change “Starts With” to “Contains” and enter your last name only. (You want to do the least restrictive search.) Leave all other cells unchanged. • Go down to “Begin Date” and select a date sometime before you purchased your unit, or simply enter 01/01/1980, confirm you are not a robot and click on submit. • A list of all documents will come up. Find the correct name and the document type is “Deed”. Click on it and you will see the deed. Towards the top center/right of the screen, click on “Print”.

August 13, 2025, 11:40 AM Update We have a new lockbox for after-hours pickup of keys. It is in the same spot as before, at the base of the office staircase.

To activate the keypad, simply touch the keypad and the numbers will light up. Enter the 3-dight code followed by the hashtag (#). Turn the dial to open the door. There is an interior light to help visibility at night. The 3-digit code is provided in the pre-arrival letter that you should receive about a month before your scheduled arrival date.

August 6, 2025, 9:15 PM Update As previously reported, The Dunes will be renovating their greens. The course will close Monday August 11th and has a planned reopening in mid-October. During this period, those wishing to play golf can take advantage of the following reciprocal arrangements: • Shell Point @ $47, but closed for maintenance August 11-15 • Lexington Country Club @ $64 • Heritage Palms @ $55 • Kelly Greens @ $65 ALL TBC OWNERS WHO WANT TO PLAY AT A RECIPROCAL COURSE MUST MAKE RESERVATIONS THROUGH THE DUNES GOLF SHOP BY CALLING 239-472-3355, WHICH IS OPEN DAILY, 7:00 AM – 3:00 PM. We’re pleased to announce that Dale Kopko has joined the TBC team and will be managing our maintenance team. Dale has a wide base of experience in building maintenance and construction. Dale and his wife Lorrie have three married daughters and three grandchildren. In his spare time is enjoys car shows and participating in several local civic activities. July 17, 2025, 3:20 PM Update We just learned that The Dunes has decided to renovate all the greens on the course. The exact start date is not yet known, but they are shooting for early August, with reopening for play in mid-October. They have reached out to other clubs for special pricing and thus far have only heard back from Shell Point. The golf shop will be open daily from 7:00 AM – 3:00 PM to assist with making reciprocal times. The range will be open during the same hours. July 2, 2025, 10:20 AM Update Renters Beware…We learned this week of yet another attempted fraud using the Tortuga Owners and Renters public Facebook page. Someone was falsely claiming to be an owner, offering units for rent. Fortunately, our staff caught this.
We reiterate what we posted back in March…If you plan to rent or trade, be sure to contact our office first. They can contact the owner to verify if they are renting out the unit.

June 14, 2025, 9:45 AM Update It was previously announced that Dick Stuurwold planned to retire in the fall. Unfortunately, some unforeseen circumstances have come up and Dick’s retirement date was moved forward. Hist last day was June 13th. We thank Dick for his nearly three decades of service to Tortuga Beach Club Resort and it’s ownership. He made it a better place, in countless ways, and was dedicated to making every owner feel at home. We will miss Dick’s welcoming smile, his helping hand, and his ever-caring approach to each of us. Please join the Board in wishing Dick many years of health and happiness in this post-TBC chapter of his life.

June 7, 2025, 10:45 AM Update Recently a TBC owner, in support of renting their unit, thought it was a good idea to post our TBC pre-arrival letter on the Facebook page which is viewable to the public. This page included the lock box code to access unit keys after office hours. Posting information like this puts all owners at risk, not to mention the work thrust on our office staff. The lock box code must be changed and since it was included in the pre-arrival letters sent out for the upcoming 8 weeks, the office staff will be required to telephone/email those 400 owners, informing them of the changed code. What a waste of time! Please keep confidential resort information off of social media. It endangers the security of your fellow owners, wastes our staff’s time and ultimately negatively impacts our resort.

May 17, 2025, 3:10 PM Update Next time you are in the clubhouse, whether you play the game or not, take a look at the ping pong table which was a gift to the resort by the Lene Family. It is to honor Allen Lene who passed away last year. Father and Grandfather Lene purchased their week back in 1986 and the family continues to enjoy the resort almost 40 years later. Thank You Family Lene!

May 15, 2025, 4:30 PM Update Here’s our current status: - Landscaping at the front stairwells and beach side of the buildings has begun. We started with building A and will be working building by building, with completion targeted by early July. - All 4 grill gazebos are completed and available for use. We will be investigating alternative gas tanks similar to what we had in the past. - The pool is open and the shade structure completed. Having said that, the Board has decided to enclose the ceiling to avoid any issues with birds and other animals sitting, or nesting overhead. That construction will take a week, or so, and should be done by mid-June. - Umbrellas have been added to the spa area, in addition to the large umbrellas around the pool deck. We will continue to assess the viability of adding more umbrellas. - The clubhouse is fully operational and the lunch program is being enjoyed by many. Owners and guests can donate money at checkout to offset the food costs. Expanding the afternoon beverage service is still being investigated. - Balcony cabinet doors that were damaged are being replaced. As previously reported, the balcony sinks in all units will be removed and replacement countertops will provide a solid service area. This is because replacement of the drainpipes requires cutting through the concrete floors. - In response to several owner comments, we are replacing the black plastic cooking utensils with silicone. - Now that we are approaching pre-Ian status, secondary items are being addressed. Accent pillows are being added to the units and we are looking at adding more artwork to the upper and lower hallways.

May 5, 2025, 3:50 PM Update It’s been 950 days since Hurricane Ian made landfall and left unimaginable devastation behind. Our beautiful Sanibel Island is coming back slowly, but it will take many years. On the bright side, we’re pleased to announce that the last remediation contractors have left the resort. We thank them for all the work that has gone into getting us to where we are today. While there is still much work to do, particularly with the landscaping, all work is now being managed and completed by our resort team and our selected contractors. We appreciate everyone’s continued patience.

April 28, 2025, 4:40 PM Update Owners who attended recent Tuesday morning owners’ meetings were informed that our hard good furnishings for the living and dining rooms would be replaced in the fall of this year.
After selecting the styles earlier in the year, our design company solicited bids from domestic and overseas suppliers. Based on price and past proven quality/service, an overseas supplier was selected in March. The price and timetable for delivery/installation were agreed upon and approved. Unfortunately, since that time, the geopolitical and global trade environment has changed dramatically.
Despite the impending tariffs on imports of these furnishings, and though our delivery timetable can be met, the use of a domestic supplier is still not a financially advantageous solution. As a result, to comply with our fiduciary responsibility to the ownership, we have been forced to pause the purchase of these furnishings.
We will revisit the financial situation later this year, with the goal of replacing the living and dining room hard goods in the spring, or at the latest, the fall of 2026.
We regret that we have been forced to delay this improvement to our resort units and appreciate your understanding and patience.

April 27, 2025, 8:40 AM Update For those who were unable to attend our annual owners meeting, please welcome Jim Burner to your Board. Jim fills the Director position vacated by Ginger Ovens, who has served on the Board for over a decade. We thank Ginger for her years of dedication to our resort and look forward to Jim’s contributions moving forward.

April 15, 2025, 10:10 AM Update At long last, work on the pool shade structure is completed and has been opened for guest use. It includes 5 ceiling fans. Additionally, in response to owner requests, our wonderful maintenance team has added umbrellas to the spa area.

As previously reported, JoAnn has resumed serving lunch on a limited basis. It will be expanded as she is able to ramp up the supplies and food deliveries/inventory.

What’s left? Finishing the grill gazebos, which we hope will be completed by the end of the month. Additionally, replacement of shrubs, sod, and other landscaping will go on for the next 2 months, or so.

April 13, 2025, 2:15 PM Update URGENT….URGENT….URGENT If you have not yet voted for your HOA Board, you need to do so immediately. We are hundreds of votes short of a quorum to finalize the results. We also need folks to register to attend, and have a quorum for our April 23rd Annual Meeting.

April 2, 2025, 5:30 PM Update As previously reported, our new door locks utilize different technology which is not compatible with our old wristbands. We anticipate that the new wristbands will be available starting in early May, perhaps sooner. Owners can bring in their old wristbands and exchange them for the new wristbands at no cost. Others may be purchased for $5.00 and, as in the past, reprogrammed in future years. Several sizes will be available, but the color selection will be limited. The clubhouse is nearing completion, with only some minor final punch list items to be completed. Last week the owners’ coffee was held in the clubhouse and this week JoAnn began doing crafts inside. She hopes to restart lunches next week on a limited basis, gradually ramping up to the full pre-Ian schedule. The framing of the roof for the pool shade structure has begun and is moving along nicely. We hope this, along with the grill gazebo roofs, can be completed by early May.

March 26, 2025, 4:50 PM Update We got some GREAT NEWS today…The City has notified us that we are permitted to replace the sod on the pool/beach side of the resort! Grading of the property has begun, and irrigation lines are being installed. We are working with our landscaping contractor to revise the planting plans.

Unfortunately, at the present time we are still not permitted to replace the volleyball and horseshoe courts. Aerial photos show that those courts were past the original CCCL and therefore were not “legal” from the very installation date. We just got lucky that we never received a violation citation from the City. Finally, to end this post on a positive note, yesterday’s owners coffee was held in the clubhouse!

March 21, 2025, 2:10 PM Update The clubhouse is in its final stages for reopening within the next couple of weeks. Final inspections are ongoing and the only significant remaining item is tiling the wall under the bar. The icemaker has been installed, and the table tennis equipment is on site awaiting assembly.

Completion of framing for the pool shade structure and the grill gazebos have been delayed due to our contractor’s crew scheduling and availability. There continues to be high demand and lower than needed availability of highly skilled labor. The grill gazebos have been fitted with lighting. Some are still waiting for roof framing and/or shingles. Our target is to have all grill gazebos completed and useable by the end of April. This too is subject to change.

The shell washing station near building G was completely washed away. It’s in the final stages of reconstruction and should be available for use in the coming weeks.

March 11, 2025, 5:25 PM Update The appearance of the DNR zone has improved now that all the dead sea grapes have been removed. You’ll see below progress in the clubhouse and grill gazebos continues…

Here's a very important notice: If you are trying to rent from the Tortuga Beach Club Owners and Renters Facebook page, make sure you know the owner before any money is transferred. If you do not, call Crystal who will contact the owner to make sure they are legit and state that they are working with you on the rental of their unit. Two owners have been scammed recently with very convincing communications.

February 20, 2025, 11:45 AM Update Progress continues…The templating for the clubhouse countertops is completed and the stone is in the fabrication phase. Hopes are to have the countertops installed by the end of the month

The foot bridge has been completed.

The grill gazebos are in various states of reconstruction and inspection by the City.

The pool deck pavers under the new shade structure have been replaced. We’re now awaiting the framing for the roof.

Lisa comes to TBC with many years of hospitality experience in a wide range of operations and management positions. Lisa will begin on March 4th and looks forward to meeting all the TBC owners.

February 13, 2025, 9:40 AM UpdateHere’s a snapshot of the current status: - All three boardwalks to the beach are completed and open. - The screen enclosure of the clubhouse is complete and the cabinets have been installed. The countertops must be templated and fabricated. This will take several weeks.

- The pool shade structure is moving along. Framing for the roof is the next major step. - Grill gazebos are awaiting City inspection so the roofs can be constructed and finished.

- The footbridge is moving forward, with the installation of handrails as the near final step.

January 26, 2025, 10:55 AM Update Great News…The beach boardwalk near building G is open! Reconstruction of the other two boardwalks continues to move forward and are more than 50% complete.Pile driving for the grill gazebos has begun. Here are views of the work for the gazebo between buildings A and B.

In the last post on January 20th, it was incorrectly stated that the FDEP refusal to allow replacing the volleyball and horseshoe courts had been previously reported. This was an inadvertent error. Nevertheless, the Florida Department of Environmental Protection (FDEP) decision remains, and we must abide by it. Sometime in the future we will revisit this subject to see if there can be any flexibility. This will be the last post until mid-February. The webmaster will be travelling without his computer. Don’t forget that you can keep up with the work by logging into your HGV account and seeing Lisa’s weekly report, posted on Wednesdays.

January 20, 2025, 5:10 PM Update As previously reported, per the FDEP statutes, the volleyball and horseshoe courts cannot be replaced. However, shuffleboard is back! You can see the new equipment below. We’re waiting for the delivery of the benches.

January 15, 2025, 3:45 PM UpdateThe Board met earlier today and received updates from both our general contractor and HGV management. Here are a few of the highlights… - The reconstruction of our three boardwalks to the beach continues to progress, as you will see in the pictures below. The current forecast for completion is early February, but subject to weather and governmental inspections.

- The phase 1 clubhouse permit has been closed and today we received the City’s approval of the phase 2 permit. Work will begin in the coming days and we hope to be completed in early March.
- The clubhouse shade structure vertical pilings are in place and lumber has been received so framing can begin in the next week, or so.
- Pile driving for the footbridge and two remaining grill gazebos should begin by the end of January. We are forecasting the completion of all reconstruction by the end of March. Again, weather and governmental inspections can impact the actual completion date.
- All new landscape vegetation lost to Hurricanes Helene and Milton has been replaced. This includes the front entrance, around the tennis/pickleball courts and the pool area. Where possible, a more saltwater resistant variety was used to hopefully minimize damage should another storm hit.

- Landscaping on the beach side of the buildings will begin once the gazebo and other reconstruction have been completed. In response to owner feedback, replacement of tall trees will be minimized. Owners are enjoying the improved water views! - As previously reported, we are not permitted to replace the sod on the beachside of the buildings. As a result, we are testing a ground cover that should spread relatively quickly, is “foot-friendly” and flowers. We’ll see how the test goes, but in the meantime, here’s what it looks like…

January 2, 2025, 2:30 PM Update Happy New Year to all TBC Owners and their families! We’re pleased to welcome Crystal Davis as our new Front Desk Receptionist. Crystal comes to us with 17 years of hospitality industry experience including positions at several Hilton properties, most recently at Seawatch on the Beach, on Fort Myers Beach. She will be at Tortuga part-time beginning next Tuesday, then full-time beginning January 14th. Work on the three beach boardwalks is progressing. The pictures below show an aerial view of all three, and a closeup of the new walkway. As you will see, the walkways are extended closer to the beach than in the past.
